AppealIQ estimates overassessment by comparing your county-assessed value to nearby county-record comparables adjusted for feature differences.
Data basis used in this product
County-record assessed value snapshots and parcel attributes. This product does not ingest closed MLS sale feeds.
What we use
- County parcel attributes (square footage, lot size, year built, etc.).
- County-record value snapshots for nearby comparable properties.
- Feature adjustments and similarity scoring across selected comps.
- User-supplied corrections for missing facts (lot size, pool, condition items).
What we do not use
- Closed MLS sale feeds.
- Licensed appraisal judgment or legal representation.
- Commercial-income valuation models.
- Guaranteed reduction outcomes.
