Data basis used in this product

County-record assessed value snapshots and parcel attributes. This product does not ingest closed MLS sale feeds.

What we use

  • County parcel attributes (square footage, lot size, year built, etc.).
  • County-record value snapshots for nearby comparable properties.
  • Feature adjustments and similarity scoring across selected comps.
  • User-supplied corrections for missing facts (lot size, pool, condition items).

What we do not use

  • Closed MLS sale feeds.
  • Licensed appraisal judgment or legal representation.
  • Commercial-income valuation models.
  • Guaranteed reduction outcomes.
